Retrospective of our Sold Properties
In 2019 and since the creation of our real estate agency
in Brussels, many owners have entrusted us with selling their
house or apartment. Throughout this process, we always prioritize our
values, which are personalized guidance and a collaborative
relationship built on trust.
Among all the properties we managed, 91% were sold following 1,418 viewings. Of these 91%, 95% of properties were sold within a period ranging from 3 weeks to 3 months, thus offering their owners the opportunity to embark on new adventures quickly, whether moving to a city-center apartment or a suburban villa.

Breakdown of Properties Sold in Brussels
Our real estate agency in Etterbeek specializes
in the sale of income properties. This type of property indeed
represented 45% of our total sales in 2019, with 13% of buildings sold in
block and 32% individually.
We also participated in the sale of numerous houses and apartments, which represented 14% and 23% respectively of our total sales during the past year. Among other properties, these also included 11% commercial spaces.
A Realistic Valuation above All
“During the valuation, we propose a selling
price to owners. However, it sometimes happens that they expect a
higher amount than the one provided during the valuation and which, in our opinion,
is outside market prices.” , Maxence Dumont further clarifies.
Our real estate agents’ objective is indeed to provide a frank and realistic
valuation of the property to be sold. It is therefore possible that
the sales process may extend beyond 3 months, particularly when the
initial price proves to be higher than the sector average.
This essential step also allows us to confirm that 90% of properties sold through our Hermanns Real Estate agency were signed at a price close to the valuation, in other words, within a range of €5,000 above or below the given valuation. “It is important for us to remain honest with owners. We aim for a genuine relationship of trust, rather than leading them to expect a sale at a price we deem unreasonable for the Brussels real estate market,” explains Amaury Hermanns, founder and Head of the Sales Department.
A Growing Team
The year 2019 was also successful due to the arrival of three new team members. First, Delphine Henry de Frahan supports our real estate delegates in their daily work by bringing her administrative talents to the team. Christian Muya joins the Sales Department, contributing his industry experience. Finally, Coraline Jacquemotte strengthens the Rental Department.
Embracing Digital in 2020
Having successfully concluded 2019, we are now considering
various projects that will enable us to make 2020 a success
as well.
Aware of current developments and, especially, the shift towards digital in the real estate sector, we are currently exploring various projects that are expected to materialize quickly, with the primary goal of offering an improved experience to our clients. “We are always seeking to enhance the experience of both buyers and selling owners,” adds Amaury Hermans. It is with this objective that the use of new technologies will be central to our focus for the year ahead.
